How to manage historic buildings

At Pure Block Management we manage residential developments of all types and sizes, from large, new-build estates to conversions of unique historic properties with just a handful of apartments.

Over recent years an increase in demand for period properties has led to many historic buildings across Hull and East Yorkshire being repurposed for residential use.

While all developments need day-to-day repairs and planned maintenance over their lifespan, historic properties require special expertise - so we’re proud that many of the region’s most notable properties have been entrusted to our care.

These include buildings that have been listed by Historic England as having special architectural and historic interest, such as Raywell House in Skidby and city centre developments King Albert Chambers, Merchants Warehouse and the former Hull Pilot Office, all of which have Grade II listed status.

Because Grade II listed properties are recognised as being particularly important buildings of special interest, they are subject to regulations to protect them for future generations.

In practice, this means alterations can’t be made without formal consent from the relevant local authority.

The type of changes that may require consent include repairs that could affect the character of the building; internal alterations and renovations such as removing walls, fireplaces and panelling; installing or repairing windows and building extensions.

As carrying out works on a listed building without consent is a criminal offence, freeholders should ensure their block management company has knowledge of the relevant regulations that apply to their property and experience of navigating the planning and consent process.

Penalties for breaching the regulations can include a requirement to reverse any alterations made, unlimited fines – and even up to two years’ imprisonment.

Even if your historic property isn’t listed, it’s still important to appoint a block management company with the necessary experience to maintain and protect its architectural features.

Period properties that are unlisted – like Hull’s Samman House – present unique challenges when it comes to repairs and maintenance, even without the need for consent for works.
